Severe Weather Awareness Week (April 12~18)
Governor Rick Snyder and Oakland County Executive L. Brooks Patterson have declared the week of April 12 through April 18, 2015 as Severe Weather Awareness Week.
During the 2014 severe weather season there were 112 storm-based warnings issued for SE Lower Michigan. There were 3 recorded tornadoes (our average is six). The warning lead time average was 26 minutes for all severe weather events.
In an effort to promote severe weather safety preparedness, a special test of the Outdoor Warning System will take place on Wednesday, April 15, 2015 at 1:00 PM.

Adopt-A-Boxes will be here May 8th-10th
Boxes will be located on South Creek, Woodbridge Ln and Forest Bay Court. Please do not overfill the boxes as the association will be fined. If you think you need more than your fair share of space of a box, please contact the city to order your on personal box at $25/box. No building materials or yard back are allowed. If you have any questions on acceptable material, please contact Mary Crause at 248-225-4427.
LLWHA Dues are Due!!
April 1st is the deadline to turn in your dues. Every year the treasurer spends hours a week running back and forth to the bank depositing dues that straggle in 2 and 3 months after the due date. It is important to remember that being a member on the board is not a paid position. For these reasons, the board voted unanimously to enforce the late fee of $25, according to the bylaws, for any dues that come in after April 1st. Contact the board as soon as possible if you have an extenuating circumstance which prevents you from making the deadline.
Spring Homeowners Association Meeting
The Spring Homeowner's Meeting will be held on April 20th, 2015 at the Wixom Community Center. Many important issues will be discussed at this meeting including Vision Ideas for the beach area. It is important that there is a representative from every household there so everyone has a voice in the decision making process.
Fred Schaffer moves into his new roll as Board President and a Treasurer gets appointed
After receiving no nominations for the open seat of Treasurer, Dave Harper volunteered to be Judy Celinski and Fred Schaffer's successor. A big kudos to Dave for stepping up to the plate. Fred Schaffer was voted into the open seat of President. NOTE: If a nomination comes in after the voting has been closed, the board can appoint a new member without conducting another sub wide vote according to the bylaws.

Snow Policy
As the winter season quickly comes upon us, we wanted to highlight the Wixom Snow Emergency policy. The following excerpt is from the City of Wixom website
"The first priority is clearing the main roadways such as, Charms Road, Loon Lake Road, Potter Road, Beck Road, West Maple Road, Pontiac Trail, West Road and Alpha Tech Drive. Once the main roads are completed, the neighborhood and industrial subdivisions are cleared next. Lastly, the main sidewalks and bike paths are cleared. As a resident and homeowner, you can aid our community during the winter months by keeping sidewalks clear of accumulated snow and ice, as required per City Ordinance. When clearing your sidewalks and driveways, keep in mind it is a violation of City ordinance to shovel snow into public roadways; this could potentially cause vehicular accidents and or obstruct safe and free movement of automobiles. If you have an elderly or disabled neighbor who is unable to clear their walk, he/she may qualify for assistance through the Community Service Impact Group. Please contact 248.624.2850 for further information. Additionally, please do not park in the street during snowfalls. Cars parked in roadways hinder the ability of the DPW to plow roads. Once a snow fall reaches 2”, it becomes an automatic snow emergency and NO PARKING is allowed on City streets until the roads have been cleared. Please realize when the DPW plows, some snow will be deposited at the end of your driveway, or up against your mailbox and it is your responsibility to clear your own driveways and mailboxes".
This year, the board intends to follow the city ordinance of snow removal. Last year, there were a few problem homes that did not shovel and the icy build up became a huge issue and the board received many complaints. Residents should remove snow of 2" or more from their sidewalks and driveway within 24 hours. For rental homes, it is ultimately the responsibility of the owner to make sure that the renter or a service will be clearing snow. If the accumulation becomes excessive, the board reserves the right to have the snow professionally removed. In the event of such a removal, the Owner shall receive written notification of the removal and all associated charges. The amount shall be due and payable no less than 30 days after such notification is received, and shall be collected in the same manner as annual assessments. The board realizes that there are circumstances beyond your control such as being out of town, illness, etc. If you are unable to clear your snow for any reason, please contact me and I will help to find a neighborhood teen to clear your snow for you. Mary Crause - call my cell first: 248-225-4427/ home: 248-669-0248. If you think your son or daughter would like to be on a call list for such circumstances, please reply to this email. If your teen would like to be added to the snow removal list which will be published, please reply to this email.
Those who live adjacent to common areas or vacant houses, please consider clearing these as well.
Also, remember that if the snow is not cleared enough in front of your mailbox, the mail carrier will not deliver mail. We saw this a lot last year. 2nd Annual LLW Golf Outing
The Loon Lake Woods 2014 golf gathering is July 19th at 9:00 AM at the River bank golf club just east of South Lyon on 10 Mile Rd. Only $30 per person, 18 hole scramble, a few prizes and a dog at the turn not to mention the most coveted custom championship trophy for the winning team.

No 2013 Fall Homeowners Meeting
There will not be a board meeting this fall. The city asked the homeowners associations to cut our board meetings down to once a year. We feel the most important board meeting would be in the spring where we would discuss budgets and projects for the year. There will be a board meeting on Dec. 2nd. 2013 Halloween Party
The Halloween Party was another success this year. The weather didn't quite cooperate but certainly did not dampen the fun. No pun intended. The kids enjoyed themselves on the trampoline and bounce house while the adults socialized around the campfire. After the rain hit, we all reconvened inside to enjoy a dinner of pizza, salad and breadsticks and many wonderful and creative desserts donated by the guests. We made our own fun by play Left-Right-Center while the kids watched a movie. Great fun was had by all. How the Progressive Dinner works for those of you who may be new to the festivities. If we had 8 couples, we would have 4 hosts (providing we had 4 volunteers). I promise I will not push people to host :-). The host and one or more other couple would provide the eats for that host house. The number of hosts at 1 house could be a high as 3 if we have a larger rsvp list. It will be up to the hosts to work out the plates and plastic ware. You can drop off your dish to pass at the host house ahead of time or run home and get it during the travel time. We will do appetizers as the dish to pass and each host house will have a different theme. As always, it will be a BYOB. Start time will be determined by how many people sign up. Typically, we spend about an hour at each house, depending on the number of hosts, with an additional 15 minutes to travel between homes. And, you do not have to be a "couple" to participate. If your husband or wife doesn't want to participate or will be gone, come anyway. The last stop will be at Mary Crause's house where we will have a bonfire and desert.

2013 LLWHA Looney Toons Golf Outing
Thanks to all (19) that attended the LLWHA "Looney Toons" Golf outing and or after party Last Sunday. Special congratulations to the winning team "Devil/Taz" (Bob & Debbie O, Dave Selby & Gordon Young) for a hard fought victory and being recipient of the prized custom "Looney Toons" trophy.
Also the "after party" was a great success. A special thanks goes out to the Obremski's for being such gracious hosts and allowing their home to be invaded (by 40 some neighbors) for the evening.
Initial indications from those that participated is that they would like to do it again next year. If you didn't make it you should have another chance next summer, so make sure your email addresses are up to date with the association.
Additional thanks go out to all that assisted including all our cooks and prize donor Dave Selby. Everyone seemed to have a GOOD TIME most met someone they hadn't
before, made a friend and in the process strengthened our sense of community.

Boardwalk Replacement is Completed
Mike Kutcher headed up the boardwalk replacement program. Mike successfully orchestrated the tear out and construction of the 450ft boardwalk that leads to the beach. The project's success is owed to the many volunteers in the sub-division that donated their hours and weekends to complete this monumental job. Go down and check it out.
LLWHA Concrete Work - Leveraged Buying Power Program
The LLWHA Board is offering to coordinate and leverage our collective buying power for commonly needed homeowners services which benefit the association as a whole, as well as its individual association members. Remember, we all "win" with higher property values when the street-front appearance of our homes look fresh and well
maintained! Its called "curbside appeal".
Concrete flatwork will be our first attempt/program. Over the years, many of our driveways and walkways have cracked, sagged, lifted and spalled. In many cases, its about time to consider replacing your old concrete with new concrete. Please open up the attached PowerPoint file for details & images. This information is also posted on the LLWHA website.
If you are interested in any concrete flatwork this spring/summer, please let the LLWHA Board & Project Coordinator know of your individual interest and we'll consolidate the interest of many into a "bulk" contract price that benefits all who are participating.
Timing:
- 10May: Finalize consolidated list of homeowners interested in concrete work this year (we'll need to know roughly the scope of work for quoting purposes).
- 10May-1June: 2 local suppliers review list and may discuss details with the interested individual homeowners about their unique project scope and needs.

2013 Spring Social Events

2013 Spring Association Meeting
The Spring open meeting was March 11th at the Wixom Community Center at 7:00 PM. City Manager Tony Nowicki and Mayor Kevin Hinkley spoke briefly about the city summer projects, the sign program and answered homeowner questions. 2 key issues discussed which involved everyone was the purposed sign program as mandated by the Federal Government and the replacement of the boardwalk. Announced at the meeting was the passing of the budget and assessment and the introduction of incoming President, Mark Rajdl and Co-Treasurers, Judy Celinske and Fred Schaffer. Mike Kutcher discussed the details and plans for rebuilding the boardwalk this summer along with the pending installation of the new street signs. A committee was formed at the meeting for picking the new signs, headed by Mike Kutcher. Also discussed was the budget for the year 2013. Please contact Mary Crause with any other questions. 2013 City Wide Garage Sale
This year's dates will be Thursday through Saturday, June 13,14 and 15, 2013 during the hours of 8am-6pm. Residents who have items for sale may do so from their homes free of any permits or licesnses on these three days. Homeowners may display only one sign per household. The association sandwich board will be set up in the front of the sub and at the corner of Woodbridge and South Creek. According to the City, no signs on telephone poles or street signs will be permitted, also, signs must be removed by Sunday. The City will advertise in the City Crossroads, Wixom Community Services Brochure, the City Website (www.wixomgov.org) and the Spinal Column. You may register with Mary Crause ([email protected]) until June 3rd, where she will be turning in a final count for sub participation. If you have any other questions, you may call the City Clerk's office (248) 624-4557. If you wish to have a garage sale on any other weekend, you must visit the City Clerk's Office for a permit.

Working Together to Keep Things Nice
If something is detracting from our neighborhood, we would like to know about it, so we can do something about it. If something appears to be a violation of the Bylaws, please send a letter or email to the Board to make sure they are aware of it. You can use the form on the Feedback Page for this. Your identity will be kept in strict confidence. The "Member At Large" is the Board member who coordinates all Bylaws and Architectural Control issues. The Board will diligently follow up on all such complaints to get adequate resolution. Most issues can be solved through communication and cooperation, although the Board has had to resort to fines for non-compliance in rare circumstances.
